It was 2002 and I was 20 and selling phones during the daytime and a valet at night. I knew there was something better for me than working for someone else but had no idea what my future was suppose to be. I had 1k saved in a bank account and over 30 k in credit card debt.
I have always been into self–help books and such; one night I stumbled upon my roommate’s book collection and picked up a small real estate investing book, something I think he ordered on late night television. I looked through the whole book that night, twice. I thought and truly knew and believed, “I can do this”. As I read more books and joined local REIAs, real estate investor meetings, I was so confused as far as what to do, where to start, even how to start. My head was spinning. The “big” money and insecurity of the fast-turn-ers was never as appealing to me as a constant ($10,000-20,000) per month income from rentals. (But I did not want to deal with the hassles of renters or fixing things; hence the reason for the Notes.)
What should I do first? How do I market to find sellers? And what do I do when they actually call?
My prime goal at the time was to fully support both myself and my fiancé with my passive income each month. Six months later I was able to do just that.
Since I have started investing in real estate I have bought, sold and held concrete block and frame built houses, vacant land, condos, townhomes, duplexes, villas, and multi-family houses. The only reason I am still arund investing now, and very profitable I might add, is because I have had the constant income from my mobile homes.
Mobile homes are certainly not the end-all of real estate but they do offer a fantasitic opportunity for somebody with little or no experices to make a constant, steady, passive income each month in real-estate.
